East Market, a 4.3 acre site that occupies an entire city block bound by Market, Chestnut, 11th and 12th Streets in Philadelphia, celebrated its topping off milestone with a ceremony held on November 16th. The first phase, which began in earnest this summer, includes a 494,000 square foot, 17 story mixed use development totaling approximately $230 million. The Harman Group is the structural engineer and parking consultant for this transformative project, which includes below grade parking and loading dock, as well as two floors of retail and 332 luxury apartments built on the eastern podium. The 130,000 square foot retail portion will feature a landscaped exterior roof for residents and includes provisions for a future tower overbuild project on the western podium.
In designing this project, The Harman Group had to interface with existing buildings on the south side while accommodating the SEPTA subway tunnel on the north side. Combining parking, retail and apartments also posed unique structural challenges. To vertically integrate these elements, The Harman Group designed a lateral transfer level at the podium roof to shift the lateral system from the residential tower to the podium structure, allowing for optimization of the programming.

In addition to the mixed use tower, The Harman Group has also been tapped to provide structural engineering and façade restoration services to two adjacent properties on the block - 34 South 11th Street and 24 South 12th Street.
Phase One of East Market is slated to open in spring 2016. The project is being developed by Girard Square NY, LLP and was designed by BLT Architects.
